How does a property deed transfer work in Georgia?
To transfer property ownership in Georgia, the deed must include several key elements:
Who is the Current Owner? The deed names the previous owner who is transferring the property.
Who is the New Owner? It also lists out the new owner that will receive the property.
What Property is Being Transferred? The deed contains a legal description that precisely identifies the boundaries of the property.
Signatures and Witnessing. The deed must be signed by the current owner. Georgia also requires two witness signatures - one unofficial witness and one notary public.
Additional Documentation. You'll need to complete a PT-61 Transfer Tax Form to submit along with the deed.
County Recording. Once complete, the deed is filed and recorded with the county's real estate records office.
